East Bay Real Estate: The Last 30 Days

East Bay Real Estate: The Last 30 Days

Rhode Island's East Bay closed 45 residential sales worth $41.1 million between September 14 and October 14, 2026, at a median price of $705,000.

That's according to the State-Wide MLS, counting single-family homes, condos and 2–4 unit properties in Barrington, Bristol and Warren.

The East Bay is still a fast, competitive market. The typical home sold in just 25 days at about 99% of its asking price, and nearly half of homes sold at or above asking. With only about 2.4 months of supply, sellers still hold the edge, especially in single-family homes.

By the numbers

Single-family homes drove the market, selling in a median of 23 days at over 99% of asking, while condos took much longer.

Months of supply is active listings divided by the town's sales this month, so it's a rough guide, especially in Warren, where only six homes sold.

  • Barrington moved fastest, with a median of 22 days on market.
  • Bristol is the tightest market, with about two months of supply, and buyers paid close to full price.
  • Warren remains the most affordable town and has the most inventory relative to sales.

Notable sales

The month's top sale was 19 Ledge Road in Bristol at $2,800,000, just above its asking price after three days on the market.

180 Poppasquash Road sold $350,000 over asking after just two days on the market. Not every home got full price, though. 142 Ferry Road in Bristol closed at $1,010,000 against a $1.2 million ask, and the condo at 221 Hope Street sold about $162,500 under asking after five months.

Inventory: what's for sale now

As of October 14, the East Bay has 106 active listings and 31 more under contract, about 2.4 months of supply at the past month's sales pace.

  • Price point: The median active listing is asking $699,000, close to the median sale price. Most listings (63) are asking under $750,000, and 29 are asking $1 million or more.
  • Freshness: The median active listing has been on the market 33 days.
  • By type: 70 single-family homes (median ask $699,000), 21 condos ($575,000) and 15 multi-family properties ($765,000).
  • Under contract: 21 single-family homes, 7 condos and 3 multi-family properties are under contract and could close in the coming weeks.

Supply is tight at every price point. Under $750,000 there are 63 homes for sale against 24 sales this month, about 2.6 months of supply. At $1 million and up there are 29 listings against 14 sales, about 2.1 months, so the high end is just as competitive.

What it means for you

The East Bay is still a seller's market: homes are moving in under a month and close to full price, with little inventory to choose from.

If you're selling, this is a good time to list. Well-priced single-family homes are going under contract quickly and often above asking. Condos are the exception, taking a median of over three months, so pricing and presentation matter more there.

If you're buying, be prepared before you shop. Get pre-approved, know your top price and be ready to act within days on the right home. Condos and listings that have been on the market a month or more are where you'll find the most room to negotiate.
