Washington County closed 152 residential sales worth $167.1 million between September 14 and October 14, 2026, at a median price of $777,500.
That's according to the State-Wide MLS, counting single-family homes, condos and 2–4 unit properties across South County, from Westerly and Narragansett to North Kingstown and Block Island.
South County is still moving quickly. The typical home sold in 27 days at about 98% of its asking price, and more than half of homes sold at or above asking. With roughly 2.4 months of supply, sellers still have the advantage, especially below $750,000.
By the numbers
Single-family homes made up 129 of the 152 sales, and condos moved quickly, in a median of 17 days.
Property type | Sales | Median sale price | Median days on market | Sold at % of asking | Median price per sq ft |
|---|---|---|---|---|---|
Single-family | 129 | $800,000 | 29 | 97.6% | $457 |
Condo | 19 | $718,000 | 17 | 98.4% | $464 |
2–4 unit | 3 | $755,000 | 12 | 107.0% | $295 |
Mobile / manufactured | 1 | $440,000 | 4 | 100.0% | $302 |
All residential | 152 | $777,500 | 27 | 97.8% | $455 |
"Sold at % of asking" is total sale prices divided by total asking prices. More than half of homes (78 of 151, excluding the mobile home) sold at or above asking, and 42 sold over it. Fifty-three homes went under contract within two weeks, and only 10 sat for 90 days or more.
Town by town
North Kingstown led with 32 sales, Westerly had the most dollar volume at $40.2 million, and Narragansett topped $1 million at the median.
Town | Sales | Median sale price | Median days on market | Sold at % of asking | Median price per sq ft | Active listings | Months of supply |

Westerly | 29 | $755,000 | 17 | 97.6% | $517 | 72 | 2.5 |
Narragansett | 26 | $1,111,250 | 25 | 98.7% | $696 | 55 | 2.1 |
South Kingstown | 25 | $712,500 | 36 | 98.6% | $470 | 83 | 3.3 |
Charlestown | 16 | $639,000 | 24 | 94.5% | $486 | 34 | 2.1 |
Exeter | 7 | $718,000 | 19 | 101.6% | $376 | 14 | 2.0 |
Hopkinton | 6 | $672,500 | 62 | 100.0% | $332 | 20 | 3.3 |
Richmond | 6 | $578,500 | 23 | 98.9% | $320 | 17 | 2.8 |
Block Island | 5 | $2,390,000 | 66 | 91.9% | $863 | 16 | 3.2 |
South Kingstown's median excludes one mobile home sale. Months of supply is active listings divided by the town's sales this month, so it's a rough guide, especially in towns with only a handful of sales.
- Westerly moved fastest, with a median of 17 days on market.
- North Kingstown is the tightest market, with under two months of supply and buyers paying about 99% of asking.
- Narragansett and Block Island command the county's highest prices, at $696 and $863 per square foot.
- South Kingstown and Hopkinton have the most inventory relative to sales, giving buyers more room to negotiate.

The month's top sale was 309 Ocean Road in Narragansett at $6,200,000 after two days on the market, and two Westerly homes sold for $5.5 million each.

Inventory: what's for sale now
As of October 14, Washington County has 365 active listings and 69 more under contract, about 2.4 months of supply at the past month's sales pace.
- Price point: The median active listing is asking $925,000, about $150,000 above the median sale price. 164 listings are asking $1 million or more, and 134 are asking under $750,000.
- Freshness: The median active listing has been on the market 36 days.
- By type: 306 single-family homes (median ask $999,500), 43 condos ($599,900) and 16 multi-family properties ($644,950).
- Under contract: 62 single-family homes and 7 condos are under contract and could close in the coming weeks.
The squeeze is at the lower end. Under $750,000 there are 134 homes for sale against 74 sales this month, only about 1.8 months of supply. At $1 million and up there are 164 listings against 49 sales, about 3.3 months, so upper-end buyers have more choice.
What it means for you
South County remains a seller-leaning market: homes are selling in under a month, more than half at or above asking, with especially tight supply under $750,000.
If you're selling, demand is strong, but buyers still punish overpricing. Homes priced in line with recent sales are drawing quick offers, sometimes well over asking. Homes listed too high are sitting for months and selling at a discount.
If you're buying, be ready to move fast below $750,000, where there's less than two months of supply. Above $1 million, and in towns like South Kingstown and Hopkinton, you'll find more choice and more room to negotiate, especially on listings that have been on the market a month or more.
