Newport County closed 81 residential sales worth $99.2 million between September 14 and October 14, 2026, at a median price of $899,000.
That's according to the State-Wide MLS, counting single-family homes, condos and 2–4 unit properties across Jamestown, Little Compton, Middletown, Newport, Portsmouth and Tiverton. Leave out the seven mobile and manufactured homes that sold, and the median rises to $922,500.
The short version: prices are holding, but the pace has cooled. The typical home took 42 days to sell and closed at about 97% of its asking price. Buyers have more to choose from than they did a year or two ago, and sellers who price right are still getting full price or better.
By the numbers
Single-family homes made up most of the month's sales, and condos came closest to full asking price.
Property type | Sales | Median sale price | Median days on market | Sold at % of asking | Median price per sq ft |
|---|---|---|---|---|---|
Single-family | 56 | $922,500 | 37 | 97.3% | $496 |
Condo | 11 | $960,000 | 51 | 98.6% | $585 |
2–4 unit | 7 | $900,000 | 75 | 95.5% | $449 |
Mobile / manufactured | 7 | $178,000 | 32 | 93.6% | $165 |
All residential | 81 | $899,000 | 42 | 97.3% | $479 |
"Sold at % of asking" is total sale prices divided by total asking prices. Nearly half of homes (34 of 74, excluding mobile homes) sold at or above asking, and 13 sold over it. Nineteen went under contract within two weeks, while 14 sat for 90 days or more.
Town by town
Newport led in both sales and dollar volume, while Jamestown and Little Compton posted the highest medians on just six sales each.
Town | Sales | Median sale price | Median days on market | Median price per sq ft | Active listings | Months of supply |
|---|---|---|---|---|---|---|
Newport | 22 | $1,122,500 | 27 | $823 | 97 | 4.4 |
Middletown | 14 | $788,000 | 55 | $449 | 33 | 1.9 |
Portsmouth | 13 | $835,000 | 44 | $470 | 68 | 4.5 |
Tiverton | 13 | $775,000 | 79 | $411 | 48 | 3.2 |
Jamestown | 6 | $1,748,750 | 34 | $642 | 30 | 5.0 |
Little Compton | 6 | $1,387,500 | 39 | $525 | 11 | 1.8 |
Sales and medians exclude mobile and manufactured homes. Months of supply is active listings divided by all of the town's sales this month, so it's a rough guide, especially where only a handful of homes sold.
- Newport moved fastest, with a median of 27 days on market and the highest price per square foot in the county.
- Middletown and Little Compton are the tightest markets, with under two months of supply.
- Tiverton remains the county's most affordable town, but homes there took the longest to sell, at a median of 79 days.
- Portsmouth and Jamestown have the most inventory relative to sales, giving buyers more room to negotiate.
Notable sales
The month's top sale was 52 Orient Avenue in Jamestown at $7,500,000, and five homes sold for at least $3.5 million.

Biggest wins over asking
Address | Town | Asking price | Sale price | Over asking |
|---|---|---|---|---|
47 Peckham Road | Little Compton | $995,000 | $1,200,000 | 20.6% |
23 High Meadow Road | Little Compton | $1,750,000 | $2,015,551 | 15.2% |

75 Tilden Avenue | Newport | $685,000 | $730,000 | 6.6% |
The other side of the market showed up too. 41 Castle Hill Avenue sold about $1.1 million under its $8.2 million asking price after more than 500 days. In Tiverton, 413 Eagleville Road sold for $910,000 against a $1.2 million ask, and 2 Pachet Brook Road in Little Compton closed at $791,500 after asking $1.1 million. Well-priced homes drew competition; overpriced ones waited and adjusted.
Inventory: what's for sale now
As of October 14, Newport County has 287 active listings and 52 more under contract, about 3.5 months of supply at the past month's sales pace.
- Price point: The median active listing is asking $998,700, almost $100,000 above the median sale price. Nearly half of active listings (140) are asking $1 million or more, and only 82 are asking under $750,000.
- Freshness: The median active listing has been on the market 35 days.
- By type: 205 single-family homes (median ask $1,150,000), 61 condos ($849,000) and 21 multi-family properties ($1,175,000).
- Under contract: 38 single-family homes, 10 condos and 4 multi-family properties are under contract and could close in the coming weeks.
The gap between what's listed and what's selling matters. Under $750,000 there are 82 homes for sale against 28 sales this month, about 2.9 months of supply. At $1 million and up there are 140 listings against 32 sales, about 4.4 months. Entry-level buyers face tighter competition, while upper-end buyers have more choice.
What it means for you
Newport County is a more balanced market than it has been in years: prices are steady, but buyers have time and choices again.
If you're selling, pricing is everything right now. Homes priced in line with recent sales are still closing at or above asking, sometimes with multiple offers. Homes that start too high tend to sit, and often end up selling for less than they would have with the right price from day one. Condition and presentation count more than they did a few years ago.
If you're buying, you have more leverage than you've had in a while, especially above $1 million and in towns with more inventory like Portsmouth and Jamestown. Listings that have been on the market 45 days or more are worth a second look. Below $750,000, be ready to move quickly, because good homes in that range still draw competition.
